Required Documents

According to Florida Statutes §718.111 and recent updates, Florida condominium associations with 25 or more units must provide a password-protected website or portal for owners to access governing documents (declarations, bylaws, articles), budgets, financial reports, meeting notices/agendas, insurance policies, and contracts. The website must also provide conflict-of-interest disclosures, bid summaries, and, if relevant, Structural Integrity Reserve Studies (SIRS).

Recorded condominium declaration, articles of incorporation, and current bylaws, along with all amendments.

Operational Records:

Current rules and regulations, as well as a list of all executory contracts or documents to which the association has agreed.

Financial Documents:

The annual budget, the proposed budget for upcoming meetings, the year-end financial reports, and the monthly income and expense statements.

Meetings & Notices:

Agendas and notices for all board and member meetings, along with approved meeting minutes.

Bids & Vendor Info:

A list of bids that were received within the past year, including those that were accepted and those that were not accepted

Governance & Compliance:

Director certificates, insurance policies, and conflict-of-interest documentation.

Structural Safety:

Structural Integrity Reserve Studies (SIRS)
